Housing transactions are set to fall despite strong demand, driven by job creation and immigration. The factor that appears to best explain this decline and the increase in prices is an insufficient supply of housing.

The Spanish economy will maintain growth of above 2% in 2026–2027, supported by consumption, services and construction, although the deterioration in the international environment is widening regional differences.

The Spanish economy is expected to grow by around 2.4% annually in 2026 and 2027, although with a heterogeneous regional landscape. Growth will be led by tourism- and service-oriented areas this year, while industrial regions could recover in 2027 thanks to stronger European demand.

Economic activity relies more on domestic demand and services, and with greater external risks, leading to growing divergences between regions.

The GDP growth forecast has been revised upward across the board for 2025 and 2026. The revision is due to the resilience of economic activity, especially exports of both goods and services, as well as investment playing a more important role in the recovery than previously thought.

Growth remains solid, but in a context of deceleration. In 2025, services exports remain the main growth driver. In 2026, the impact of tariffs and the slowdown in non-resident consumption will lead to a moderation in growth.

Tourism and consumption continue to drive growth toward the Mediterranean and the islands in 2025, but the prospect of a slowdown persists toward 2026 in a context of high uncertainty that delays the acceleration of export-producing regions.
