Mexico | Real Estate Outlook. Second half 2026

Mexico's construction sector shows a recovery in 1H26, driven by civil works and building. Despite high costs and limited credit, a positive trend is expected. The housing market is stabilizing, although affordability remains the main challenge, marked by significant regional imbalances.

Key points

  • Key points:
  • Construction GDP grew by 2.1% year-on-year in 2Q26, driven by Civil Works, which expanded by 5.8%, while Building Construction grew by 1.5%.
  • Mortgage loan origination stalled in 1H26, with only a 0.3% increase in the number of loans. The total amount financed fell by 0.1% in real terms.
  • Housing affordability deteriorated between 2016 and 2025by housing prices rising four times the increase in household income, widening the purchasing power gap to 83.6 points.
  • The mortgage banking market is highly concentrated in the three main metropolitan areas.
  • Global data center capacity is projected to double by 2030. Mexico faces challenges such as water stress and an insufficient installed electrical capacity to seize this opportunity.
